Is it the devil in disguise?</title><description>&lt;p&gt;Debt.&amp;nbsp; Is it the devil in disguise or a useful tool to help us increase our standard of living?&lt;/p&gt;
&lt;p&gt;It can be both, depending greatly on your knowledge and understanding and how to manage it.&lt;/p&gt;
&lt;p&gt;The Global Financial Crisis can attribute much cause to the &amp;lsquo;out of control&amp;rsquo; nature and panic due to debt.&amp;nbsp; &amp;ldquo;Debt&amp;rdquo; as most of us know it, is receiving money up front and used for the purchase of goods and services which will be paid back at some point in the future, generally with interest.&lt;/p&gt;
&lt;p&gt;Debt can be classified into different categories, typically &amp;ldquo;good debt and bad debt&amp;rdquo;.&amp;nbsp; This helps us understand the purpose of debt and how much debt we can handle.&amp;nbsp;&amp;nbsp; Bad debt is where there is no return (on the purchase made) from money borrowed, it is not tax deductible or is any debt we cannot afford to repay. &lt;/p&gt;
&lt;p&gt;This type of debt usually includes credit cards, personal loans for items such as cars, televisions and general living expenses and in technical terms your home (principal place of residence as the debt is not tax deductible, however many people would argue this is not bad debt).&lt;/p&gt;
&lt;p&gt;Good debt is one where the asset purchased from the borrowed money generates wealth and has tax deductibility.&amp;nbsp;&amp;nbsp; These &amp;lsquo;income producing assets&amp;rsquo; such as real estate, shares or your business may sit in this category.&amp;nbsp;&amp;nbsp; You might ask yourself why put ourselves into debt at all, but there is a very real need for debt as a sound way to accumulate assets, if managed correctly.&amp;nbsp;&amp;nbsp; Debt can be a very powerful tool allowing us to be able to purchase goods which we cannot afford to pay for outright such as a business or commercial building, but we may be able to easily service the principle and interest associated with the borrowed money. &lt;/p&gt;
&lt;p&gt;Good debt management is the key to keeping the stress of borrowing under control.&amp;nbsp;&amp;nbsp; All loans and borrowing involve some form of risk and some stress can be a good thing eg: motivation to act sooner rather than later if things are not going as planned.&amp;nbsp; Good management of debt involves a plan.&amp;nbsp;&amp;nbsp; Why do you want debt?&amp;nbsp; How much debt can you manage and for how long?&amp;nbsp; &lt;/p&gt;
&lt;p&gt;Most &amp;lsquo;bad debt&amp;rsquo; is accumulated on your credit card, personal loans or store cards which incur high interest charges, fees and get completely out of control very quickly.&amp;nbsp; Bad debt needs to be eliminated (paid off ) as quickly as possible.&amp;nbsp;&amp;nbsp; A great tip is to choose credit facilities with low interest rates and has a long interest free period as possible with low or no ongoing fees.&amp;nbsp;&amp;nbsp; Forget about the gimmicks and perks associated with credit cards, they are only designed to ultimately get you to pay interest on a higher amount of money for a longer period.&amp;nbsp;&amp;nbsp; Paying off the minimum amount each month will never see you paying off your credit card debt so it is good practice to pay off a little more than you owe prior to interest free period ending.&amp;nbsp;&amp;nbsp; If you cannot repay your debt prior to the interest free period in full, than you may have more debt than you can manage.&amp;nbsp;&amp;nbsp; The same can be said for personal loans, they should also be paid off as quickly as possible and always pay more than is required if you can.&lt;/p&gt;
&lt;p&gt;Good debt and bad debt can be blurred in their definition and purpose, however education and clarification around what kind of debt you have will go a long way in allowing you to manage and utilise &amp;lsquo;good debt&amp;rsquo; where possible.&amp;nbsp;&amp;nbsp;&amp;nbsp; Rules of thumb in relation to lending include;&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;Minimise &amp;lsquo;bad debt&amp;rsquo; and embrace &amp;lsquo;good debt&amp;rsquo; where you can&lt;br /&gt;
&amp;bull;&amp;nbsp;Do not create more debt than you can honestly afford &lt;br /&gt;
&amp;bull;&amp;nbsp;Do not restrict your cash flow so tight you have no room for emergency funds&lt;br /&gt;
&amp;bull;&amp;nbsp;Don&amp;rsquo;t be afraid of debt but respect, understand and constantly manage it&lt;/p&gt;

&lt;p&gt;With the price of many assets tumbling, wealthy investors are diving into markets around the world looking for buying opportunities.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
A classic recent example is one of the world's best and most famous investors, Warren Buffett.&amp;nbsp; Mr Buffett has always said investors should be greedy when others are fearful, and he made that very clear this week by investing $US 5 billion in Bank of America.&lt;/p&gt;
&lt;p&gt;This 'bargain hunting' purchase comes after the Bank of America had seen it's share price fall by almost half this year and Mr Buffett not only paid a good price for the stock, it also included 700 million warrants (which have a strike price of $US7.12!)&lt;/p&gt;
&lt;p&gt;Some reports suggest Buffet&amp;rsquo;s paper profit is already as much as $US3 billion! &lt;/p&gt;

Now is a great time to think about ways to reduce your home loan and whilst many of us high personal debt, today&amp;rsquo;s household savings have reached 10.7% of disposable income &amp;ndash; the most in 24 years - according to data by Mortgage Choice an Australian Mortgage Broker.&amp;nbsp; There are plenty of advantages to owning your home earlier but most people feel that small extra amounts don't create a real dint in their mortgage.&lt;/p&gt;

Truth be told, any small 'extra' amounts paid can be a great way to reduce the debt overall.&amp;nbsp; For example, just by making fortnightly repayments (equal to half your minimum monthly repayment) means you pay one extra monthly repayment each year!&amp;nbsp; In addition, try and contribute lump sums whenever possible.&amp;nbsp; Not only does this reduce interest owed and the loan term, but you may also build up home equity earlier which may be put to good use in other investment areas - if your risk profile and time frame allows.&lt;br /&gt;

This time of year is also perfect to consider making additional lump sum contribution with your tax return - for example, $1,000 into a $300,000 loan (at 7% over 30 years) at Yr 1, reduces the term by one month and the interest owed by just over $2,360.&amp;nbsp; It doesn't sound like a lot but if you did this each year the savings are enormous.&amp;nbsp; Some home loans also allow you to build a 'buffer' into your mortgage by contributing to an offset account - to use later if you need it, but it reduces the interest owed in the meantime.&amp;nbsp; If you put your savings ie. $5,000 into an offset account the loan term on that $300,000 loan would be reduced by almost a whopping two years and you would save over $33,000! &lt;br /&gt;

Are you aware that if your taxable income is above $77,000 (for singles) or $154,000 (family), then you will be required to pay a Medicare Levy Surcharge of 1% - that&amp;rsquo;s on top of the 1.5% Medicare Levy that is paid on all incomes above $18,488 - unless you have eligible private hospital cover. &lt;/p&gt;
&lt;p&gt;
If your taxable income is $80,000, then that will be $800 less in your tax refund.&amp;nbsp; 'Hospital Only' cover premiums may come in below $800 a year, so you could be saving money and have the benefit of private hospital cover too - certainly worth researching a little more. &lt;br /&gt;
&lt;br /&gt;
At this point, it&amp;rsquo;s too late to obtain cover to avoid the charge for the 2010-11 year, but you would be exempt on a pro-rata basis for the number of days in the year that you do have cover. And of course, if you start today, you will be covered from the very beginning of the 2011-12 year.&lt;br /&gt;

The Education Tax Refund does not cover school fees, school uniforms (however, this&amp;nbsp;may change from July 1, 2011), tutoring costs, musical instruments, excursions, and many other items that you might be hoping for!&lt;br /&gt;

Family Tax Benefit Part A is based on your family income and some&amp;nbsp;money&amp;nbsp;may still be paid on incomes over $100,000 depending on the number of dependent eligible children.&amp;nbsp; Family Tax Benefit Part B is based on the income of the lower earning spouse and is designed to supplement the family income in those instances where one partner is the main breadwinner.&amp;nbsp; &lt;/p&gt;
If you are eligible for these payments, you can claim them fortnightly or at the end of the tax year when completing your tax return.&amp;nbsp;&amp;nbsp; Check all the details on the Centrelink site:&lt;br /&gt;

If you are in the very fortunate position to be receiving a cash bonus for this financial year, you might want to consider 'sacrificing' it into your super. There are multiple benefits to this.&lt;/p&gt;
Firstly, instead of paying your marginal tax rate - probably 30c or 37c out of every dollar - you will only lose 15c per dollar in tax on the portion you are contributing to super.&amp;nbsp; A good saving in the long term.&lt;br /&gt;
&lt;br /&gt;
Secondly, you benefit from the power of compound interest!&amp;nbsp; If you add $1000 to your super this year and your fund returns you just 7% p.a. for the next 10 years, you will have nearly doubled your money! ($1967).&lt;br /&gt;
&lt;br /&gt;
In addition, if you have dependent children, by reducing your taxable income, you may qualify for more Family Tax Benefit. click &lt;a href="http://www.familyassist.gov.au/payments/family-assistance-payments/family-tax-benefit/" target="_blank"&gt;here&lt;/a&gt; to read about the Family Tax Benefit.&lt;br /&gt;
&lt;br /&gt;
Do be aware however, that there are limits to how much you can contribute to superannuation at the concessional tax rate. This may be $25,000 if you are under 50&amp;nbsp;or $50,000 if you are 50 years or over, and these amounts include what your employer contributes.&lt;br /&gt;
&lt;br /&gt;
Also, if you are paying off a mortgage,&amp;nbsp;other loans or have credit card debts, consider that it may be preferable to put your bonus towards those debts as you are more than likely paying at least 7% interest on that&amp;nbsp;outstanding amount anyway!

In the meantime though, you can be collecting and organising receipts and other relevant records you already have. The EQUIS Records Summary is not designed just for tax time specifically, however, if you use this record summary to keep track of your accounts and financial matters throughout the year, then this can be a good starting point to ensure you don&amp;rsquo;t forget any bank accounts or investments that need to be considered in your tax return - either as income or for potential deductions. &lt;br /&gt;

Also create yourself a simple spreadsheet to add up your donations, your claimable work expenses, your dividends (and franking credits), your investment deductions, and home office expenses, if relevant.&amp;nbsp; Then you can &amp;lsquo;hit the ground running&amp;rsquo; in July. &lt;br /&gt;

I would also ask a friend or trusted source if they know of a good financial planner, accountant etc and what has been their experience.&amp;nbsp; Another excellent reference is to use Industry Leader or Governing Instutition websites such as the Financial Planning Association's 'Find a Planner' service (www.fpa.com.au) etc.&lt;/p&gt;
&lt;br /&gt;
Look for someone you believe you can trust. Ideally, someone who really listens to your questions, offers solutions not just products, and walks their talk too. &lt;br /&gt;
&lt;br /&gt;
In return, you need to be prepared for your meetings and ask lots of questions, no matter how silly they might seem. Set your expectations early. Be open and honest about what you hope to achieve from this association - you are wanting to build a working relationship with these people so sharing your thoughts on the outcomes you expect early, as well as learning as much as you can about who your expert is and what they can offer you is a great way to start. &amp;nbsp;&lt;br /&gt;

Specifically, when sourcing a financial adviser, 10 good questions to ask a prospective financial planner when you meet them are as follows (as suggested by the Financial Planning Association of Australia):&lt;br /&gt;

1. Are you a member of the Financial Planning Association, are you a Certified Financial Planner&amp;trade; professional, or a practitioner member of the FPA? &lt;br /&gt;
2. Can I see your Financial Services Guide?&lt;br /&gt;
3. How long have you been a financial planner?&lt;br /&gt;
4. What do you specialise in?&lt;br /&gt;
5. How do you charge for your services?&lt;br /&gt;
6. Will I receive written advice?&lt;br /&gt;
7. How often will you review my advice and what will it cost me?&lt;br /&gt;
8. If I have any issues with the planner&amp;rsquo;s strategy how will they be resolved?&lt;br /&gt;
9. Who authorises you to give advice and are you licensed by ASIC?&lt;br /&gt;
